Silver — $50 / unit / month The essentials done right. Includes your dedicated owner portal, full tenant screening and placement, listing syndication to major rental sites, online rent collection, automated invoicing, and monthly financial reporting.

Gold — $75 / unit / month Everything in Silver, plus maintenance request coordination and rent reporting to credit bureaus — a proven tool for attracting higher-quality tenants.

Platinum — $100 / unit / month Everything in Gold, plus lease administration with Indiana-specific attorney-reviewed templates, e-signatures, move-in/move-out inspections, document storage, and a full communication hub for owners, tenants, and service professionals.

The Kitchen Sink — $150 / unit / month (setup fee waived) Our premier hands-off ownership experience. Everything in every package — plus we handle it all. Tenant screening, leasing, rent collection, maintenance, tenant relations, and evictions when necessary. We only contact you when your approval or funding is needed. You collect your rent. We do the rest.

Tenant Screening (full package) | $49 per applicant

Move-In / Move-Out Inspection | $99 per inspection

·         Full walkthrough, photo documentation, condition report, checklist delivered                        

Lease Preparation & E-Sign | $149 flat

·         State of Indiana-specific lease (lawyer-reviewed templates), e-sign, review, renewals scheduling

Eviction Coordination (full service) | $499 flat

·         Court/sheriff fees passed through – All notices, filing, court coordination, sheriff service; attorney referral if needed

One-Time Maintenance Coordination | $79 + vendor invoice

·         Tenant request handling, vendor assignment, progress tracking, payment processing

·         Take advantage of CPM’s growing list of service providers or let us know your preference for work and we’ll take it from there.

 Annual / Compliance Property Inspection | $89 per visit

·         Exterior + interior check, report, photos, compliance notes

Full Tenant Placement / Leasing Only | 50–75% of one month’s rent (min $399)

·         Listing syndication, showings, screening, lease, move-in — you handle everything else

Document & Compliance Package | $129 flat

·         Lease storage, notices, key/lock tracking, legal form generation

·         Bundled value for self-managers who just need organization. |

 

Notes on all pricing:

Pass-through costs

Court fees, sheriff, vendors, background check vendor fees) are always billed directly to the landlord

Minimum 1-unit job; no travel fee inside Fayette County

All services come with professional report/portal access for 30 days.

Waive or discount any of these if the landlord signs up for full management within 60 days

Getting Started New Owner Setup: $199 one-time — activates your dedicated portal, accounting, and reporting. Per Unit Onboarding: $99/door — keys, listings, inspections, and documents all loaded and ready.

Any à la carte fee is 50% credited toward your first month of full management if you switch within 60 days.
